In the DaVita Orchard Square Dialysis Center, Sedgewick + Ferweda Architects prioritized natural light and views of the adjacent landscaped gardens to promote patient healing. The primary scope was renovation of a first-floor vacant tenant space within an existing, contemporary, professional office building. The adaptive reuse of this asymmetrical space and the existing open office plan into an outpatient kidney dialysis center required special attention to minimize disruption to other occupied tenant areas. Moving public and patient areas to the perimeter allowed for natural light and views from the tall exterior windows to the neatly landscaped gardens. Storage and mechanical dialysis piping were strategically concentrated in the center of the building. The flooring and wall materials blend the new dialysis clinic reception area with the building’s existing central lobby. Finally, newly-installed motorized door operators facilitate patient accessibility.

The proposal

Renovate an existing building into a space fit for Davita to meet their clinic standards of a 20 chair clinic with an isolation room. Using the Davita template and apply it to the unique building. Reviewed 3-4 buildings referred to by a real estate agent. With the builder, we toured each facility and give Davita a recommendation for which property would best suite their needs. Evalute existing mechanicals. Is it in compliance with the health department.

Once the space is selected, we worked the project manager and facilities manager (a relocating doctor) to create the design. The PM would give comments and do a temp walkthrough with the State to makes sure that it met all the rules and then go through the design development to make sure that the clean and dirty were separated.

Once design is complete and the contractor builds it, we would meet with them and do a walkthrough with HFES - Health Facilities Engineering Section - State of MI to answer any questions they have about the design.
